Candor: Tracy is very candid and straight forward. He is sincere when he discusses matters pertaining to projects, he believes in dealing with issues directly to come to a reasonable resolution, not skirting around them and address each issue fairly and impartially, without bias.
Integrity: Tracy beleives in doing what is right for the project, regardless the source of the issue. Finding fault or assigning blame is not in the best interest of the project. Satisfactory resolution of issues will help ensure the success of the project.
Ethics: Tracy adheres to the ethical standards set forth by many professional organizations including AIA, RCI and PMI.
Although Tracy's values are not limited to those listed, he feels that these are paramount to his profession and will help ensure the success of any project.
Contract Basis: Tracy is available on a contract basis. The advantage of this is that if you have reached a point where you do not quite have the staff to accommodate the work load but there is not enough work for a full time position, Tracy can be brought in to alleviate the load. If the work load continues the contract can be extended or concluded. Tracy is available for all or part of a project or for spot assignments if your current staff does not have the availability, background or expertise. Tracy will incorporate your values and mission statement into his own work ethic and bring to your clients a successful project while enforcing the client relationship with your company. Temporary: Tracy is available on a temporary basis. If you have an area that needs attention for a specific project or a part of a project, Tracy is available to fill this gap on a temporary basis.
Project Management: Tracy has over 16 years experience as an architectural project manager. With the different phases of a project and the myriad of team members, Tracy is able to effectively coordinate a project while assisting with the choice of products and with the over 17,000 decisions an average project requires. All projects are kept under close scrutiny for compliance to scheduleand to ensure there are no unnecessary cost overruns. Tracy is knowledgeable in the use of all the model building codes along with life safety, fire and ADA. Tracy understands the permitting process and works with local authorities to ensure projects are developed according to local requirements. Tracy has a full understanding of the bid process and has assisted in the process as a representative of the owner and of the contractor.
Program Management: While at CTA Tracy was the Program Manager for the Roofing and Building Envelope group for the Boise office. He was not only Project Manager for individual projects but also designed roofs for individual projects in other vertical markets sectors and performed roof assessments and redesigns for clients. He also assisted the Program Manager for the Government and Industrial vertical markets.
As a project manager, Tracy ensured that the individual project was a success; as a program manager he ensured that roofs and building envelopes were given required attention and the program was a success.
Construction Manager as Adviser CMA: Tracy has been involved with the construction process with many projects. Tracy’s background, experience, and broad range of skills have more than prepared and qualified him to work successfully as a construction manager as advisor. Tracy has a certification in construction management from Boise State University. Tracy is adept in advising Owner's/Clients in all aspects of the building process. Roof Consulting: Tracy has a strong knowledge in roofing and roofing systems. The IBC has a requirement that roof be designed under the requirements of ASCE for wind up-lift. Tracy fully understands these requirements and is able to calculate the up-lift pressures for proper roof design. He incorporates these calculations into all designs. Tracy has performed many roof assessments and produced many roof designs for new construction and for replacement. As part of the assessments he has provided comprehensive reports which clients are able to use for budgeting and long range planning by incorporating into the report potential design solutions. He has also advised clients on maintenance and management programs. Document Review / Peer Review: Tracy is well versed in all aspects of construction documents and has experience doing complete document review. He performs complete reviews of all projects he manages and has performed peer review of other project managers.
Plan Checks: Tracy is adept at using all of the model building codes (UBC/IBC, SBC, BOCA) and also the life safety, fire protection and ADA/ANSI. He has reviewed drawings for compliance to code and performs a code analysis on every project he manages. Specification: Tracy is experienced with Master Format’s original 16 divisions for specifications and is similarly familiar with the new 48 division format. He has edited all sections that have an architectural emphasis and can easily coordinate with all other sections. Tracy has written sections for projects, in the standard format, that did not exist as a standard.
Vertical Transportation: Tracy has incorporated vertical transportation, in the form of elevators, into many designs and was the project manager specifically for the retrofit of an elevator into an existing office building.
Contract Administration: Tracy has taken a plethora of projects through construction. As part of contract administration he has taken projects through submittal with local authorities in order to achieve a permit. After the permit has been obtained he has overseen bidding, and at times participated in the bid process, preparing addenda as required and reviewing contractor pricing. After construction begins, he works with the contractor to ensure contract compliance and adherence to schedule. As RFI’s are received, Tracy ensures they are responded to as quickly as possible. If they require a response from an engineer or consultant, he makes sure they are not lost in the shuffle by those responsible. As changes occur, as they always do, Tracy determines if they need to be handled by a CCD or a PR. After the work is complete, the pricing and back-up documents are reviewed to ensure fairness to all parties and a change order processed. If conflicts or disputes arise, Tracy remains as impartial as possible to work toward an equitable resolution.
Building Envelope Analysis: As part of facilities assessments, Tracy has performed a thorough evaluation of the envelope of existing building. He has also had projects which were to exclusively address envelope issues. As the program manager for roofing and building envelope, he has consulted with other project managers on envelope design.
Facility / Property Condition Assessments: Tracy has conducted many complete and thorough condition assessments with documentation both written and photographic. For some projects, the purpose was in preparation for a major remodel. Other projects were specific to give the owner a base line. Some of the assessments were of sites ranging from 10 acres to 640 acres and had from 10 to 80 buildings. Each building was assessed individually and the site was broke into components and assessed. A comprehensive report was created and divided into categories; site/civil, architectural, structural, HVAC, plumbing, fire/life safety, electrical, vertical transportation, energy, environmental, and accessibility. All categories were evaluated for life cycle and each deficiency was researched and a cost was applied. The deficiencies were prioritized over 3 five-year segments and cost escalation was applied.
Observation and Inspection: Tracy has performed observation and inspection as a third party inspector, for progress inspections, and for close-out final punch lists. Each inspection is conducted to ensure that code, accepted installation methods, and the contract documents are being adhered to.
Quality Control Management: Tracy knows the importance of quality in the design and contruction process. He is certified in Quality Control through the Army Corp of Engineers and is currently working as a Quality Control Manager. Tracy reviews submittals, conducts progress meetings, inspects materials as they arrive on-site and inspects work and craftsmanship during all phases of the project.
Tracy know how important it is for people to be treated fairly and not be taken advantage of. He will provide education, forms, letters and assistance for tenant's who are being treated unfairly.
