Tracy has worked as an architectural project manager for over 16 years and has worked on a variety of projects, the majority of these skills are the same or are a direct transfer to construction management. He has always enjoyed the challenges of his position. The majority of the projects he has worked on have been very quick paced. This could be especially challenging when he was managing multiple projects at one time.At times, Tracy would be managing up to seven projects at various stages.
Tasks conducted as project manager:
Overseeing the phases of design: schematic design (SD), design development (DD), construction documents (CD), Bid and Construction Administration (CA). Managing the architectural design team
This required project scheduling in logical steps and coordination of the budget to meet set deadlines.
Part of scheduling is the determination of labor requirements and coordination of personnel to meet the set schedule and ensure that specific assigned tasks are complete.
Coordinate with engineers and consultants.
Ensure compliance with building and safety codes and other regulations.
Prepare/review contracts and negotiate revisions, changes and additions to contractual agreements with clients and consultants.
Coordinate with AHJ’s to ensure documents are acceptable for all required permits and licenses.
Conduct code review/analysis.
Interpret and explain construction documents and contract terms to administrative staff and clients as required.
Develop and interpret contract documents.
Develop, read, interpret and explain drawings.
Develop, read and explain specification.
Determine possible construction methods.
Prepare progressive construction budget estimates for construction.
Bid preparation and procedures.
Respond to and track Request for Information (RFI’s).
Develop Construction Change Directives (CCD’s).
Develop Proposal Requests (PR’s).
Review CCD’s and PR’s and process into Change Orders (CO’s).
Review Pay requests.
Conduct site visits.
Coordinate substantial completion.
Develop punch lists.
Conduct Close-out procedures.
